Office suite definition of rentable square feet. Can a landlord charge a tenant rent for 1/2 the width of the exterior wall of a building?

Hi Joseph,

There are several conditions that may effect where in the wall to measure to, however generally, the concept of dominant portion applies. Dominant portion measures to the surface of the wall that comprises 50% or more of the vertical height of an exterior wall at any given point on the wall. If we have a window that is set back in the wall, and that window represents 50% or more of the vertical height of the space, then the measurement is to the window glazing. This is often near the center of the wall.
