Single Tenant - Rentable Square Footage

In a single tenant office building (single-story), we are trying to calculate rentable square footage. Are building services (electrical, telecom rooms) included in the rentable square footage? The two BOMA calculations involve load factors, which we have used for multi-tenant buildings/floors, but in the past, we did not use load factors for single tenant.

Hi Wilton,

You should calculate Rentable Area for a single tenant building the same as if it were multi-tenant. Yes, apply all relevant common areas (both load factors). Just be careful not to "double count" any spaces.
