Underground Parking Garage in BOMA measurement calculations

How do you treat a parking garage in terms of calculating the R/U ratio?

BOMA States that parking is excluded from the standard as rentable space. Does this mean that it should be excluded from the Gross Measured Area? If it remains in the Gross Measured Area the building R/U becomes very unfavorable to tenants.

Do all other common areas in the basement remain accounted for as Building Common Area?(i.e. exit stairs and corridors, elevator lobby, service areas)

Pardon me, I re-read the Gross Measured Area definition and it does exclude Parking Areas.

That's right Aaron, parking areas are excluded, however it is reasonable to include common areas such as elevator lobbies, exit corridors and mechanical rooms. Exit stairs themselves are Major Vertical Penetrations.
