Exit stair serving single tenant

An exit stair serves a single tenant on 3 floors of a 3-story building: Is the area (MVP) exluded from the floor rentable area for the 2nd and 3rd floors? Is the area included in the floor rentable area on the lowest floor? Is it included in the tenant area on the lowest floor?

Hi Vouli,

Yes the MVP stairwell should be excluded from the Rentable Area on Floors two and three and included in the Rentable Area on the lowest level (where there is a floor). The allocation on the lowest level should usually not go to Tenant Area since a stairwell is most often a building requirement that is not under the tenant's direct control. The area should be designated as a Service Area - either Building Service Area (proportionately allocated to all the tenants in the building), or Inter-Building Service Area, which can be allocated proportionately to only those tenant(s) that can access the stairs.
