Covered walkways

Client is leasing a retail space, the owner is including a covered walkway of 300 sf.
From my research using BOMA Retail Standard, the measurement is from exterior wall to exterior wall and should not include the covered walkway.
Am I understanding the standard correctly or have I missed something?

The covered walkway might be included in the Construction Gross Area and stated separately in the Unenclosed Area column in the BOMA Retail spreadsheet. It should not be included in a tenant's Gross Leasable Area.
