Changing Floor Service Areas to Tenant Lease Areas

What is effect of changing Floor Service Areas to Tenant Lease Areas? I have someone who wants to change the bathrooms and mechanical areas to Tenant Lease Areas to improve the efficiency ratio for the overall building.

This would lower the Load Factor on that floor since there would be a larger ratio of Occupant Area to Floor Service Area. However, the changes may not be in compliance with the BOMA standard. The BOMA standard makes clear that Restrooms and Service Areas serving a floor is Floor Service Area. The only time we ever make these area types Occupant Area, is when the tenant has exclusive use (and benefit) from these types of areas on a multi-tenant floor. This however isn't specifically stated as permissible in the BOMA 2010 standard, but it is a fair allocation in such circumstances.
