Raised Platform

On a 100% retail shopping center we have a small grocery store with a stock room that contains a small raised platform over a electrical room that serves the entire center. The top of platform is 5ft above the stock room floor. There are no stairs up to platform. The tenant uses the 5.5 by 8.67 foot platform for storage but says it should not be included in there rentable area.

The area below platform is a full height electrical room that is accessed from outside. The outside grade is lower than the finish floor of stock room.

What does BOMA area standards say about this raised platform area?

Hi William,

We apologize for the delay responding. The raised platform area should not be included in the tenants Gross Leasable Area under the BOMA 2010 Retail Standard. However, it could be considered Ancillary Space, which would allow the landlord to charge for the space if the tenant and landlord can agree by way of the lease or a separate agreement.
