Spaces used only by one tenant

I have two questions :

1. In a rentable space where a tenants has 2 floors occupancy, and has a stairway which is used only by them, but where the stairs are also an exit stair, is the stair automatically a major vertical opening ?

2. In the space used by the same tenants, they have their own restrooms. Should those restrooms be calculated as the tenant space or common building space ?

Hi Christian,

Those are good questions. Please see my corresponding answers below:

1. Generally, if the stairwell is a building requirement (usually for egress) than we would include it as a Major Vertical Penetration. If the stairs were built for the occupant specifically and could be removed than they should be included as an Occupant Void, which would be part of the Occupant Area.

2. Single Occupant Floor restrooms should be Floor Service and Amenity Area. I would make an exception in the case of an executive's restroom or in a medical office where there may be multiple restrooms. But generally, the main restrooms are Floor Service and Amenity Area.
