GLA and dedicated shaft area

We're finishing a 2-story building with retail on the first and office on the second floors.

To qualify as a shopping center the area allocated to office had to equal or be less than the retail area. This was done by creating a 4' wide shaft running the length of the second floor (180' ) and extending to the building roof. The only use of the shaft is to bring RTU ductwork to the ground floor retail units.

Should this shaft area be included in the GLA for the retail?

No, the shaft is a Major Vertical Penetration and therefore excluded from Gross Leasable Area.
