In measuring total square footage of an Industrial Building using the outside perimeter of the buildings' exterior walls, do you include the covered Loading Dock Area of the Building as a part of the total overall square footage?

The Loading Dock in attached to the building and shares the same truck height floor, it is open on 3 sides

Hi Landy,

In Method A (Exterior Enclosure Method), the covered loading dock must be fully enclosed in order for it to be calculated as part of the rentable area of the building. Using Method B (Drip Line Method), there are conditions in which the measure line (and therefore the rentable area) will includes a covered loading dock. One condition is that the covered loading dock may not project past the exterior wall of the floor above. We cannot say for sure whether the loading dock of this building is included or not (using Method B), without analyzing the floor plans.
